Booking a turnover around the rental year

Rental demand is far spikier than homeowner demand, and it follows the lease calendar rather than the weather. Knowing the peaks is worth real money in vacancy days.

The end-of-August wall

August is the single busiest turnover month in the west end and everyone books it at once. If you have a September first tenancy, get the measure booked in July. A turnover quoted in the third week of August will be competing with every other landlord in Kanata for the same two days.

The quiet windows

Late January through March, and again through October and November, are the easiest weeks to get a fast turnover. If a unit is coming empty and the date is flexible, pulling it into one of those windows generally means a laying date within the week.

Winter access is the real constraint
